What happens if we rent out our FHA refinanced home?
We’ve lived in this house for two and a half years and 5 months ago got an FHA refinance. But we may have to rent this house out because of economic problems. Could we get in distress for this somehow? Our Mortgage is underwater so if they tried to call the loan or foreclose in my opinion that’s their problem…we’re just at that point. Amusing thing is we’ve always paid our bills on time and it seems the people who don’t are getting all the breaks.

You may rent out this house if you so desire. There is a provision in most loan documents that a person is required to stay in the property at least one year. This provision is to prevent investors from purchasing houses for rental purposes and immediately renting them out.
I have never heard of a mortgage company knocking on anyone door to see who was living there.
You should keep in mind that being a landlord is a job in itself. If you are of the mind that let’s find a tenant, complete a rental application, get the rental agreement signed and things will be honky Dorry from that point on, well reckon again.
You should consider joining the Apartment House Association to find out the local laws and customs of renting in your area. They also have rental and eviction forms and perhaps a way for you to obtain credit reports on potential clients.
